Preston Meadow (Phases 1 and 2) is a residential community of 314 single family homes centered on Preston Meadow and bounded by Parker Road on the south, Chaney Lane on the West, Bentley Drive and Emerson Drive on the north and Darion Lane on the East (see our Map for details).
 
 
About the Neighborhood
 
Preston Meadow was developed between 1982 and 1990 and offers a variety of plans built by local custom builders.  The houses vary in size from smaller single story designs beginning around 1800 sq. ft. up to larger two story plans around 4500 sq. ft. Lots are generously sized with multiple cul-de-sacs, creek side and city park views with scenic mature landscaping. Residents enjoy the benefits of a stable and well maintained neighborhood along with a friendly atmosphere of caring neighbors.

Our neighborhood is just south of Preston Meadow Park and Daffron Elementary, 1.5 miles south of Robinson Middle School and about 2 miles south of Jasper High School and Carpenter Park Recreation Center. If you enjoy walking or cycling, you can catch Preston Ridge Trail on the east side of the Neighborhood by Preston Meadow Park. For a more natural setting try Arbor Hills Nature Preserve about 4 miles to the west. There are 3 major hospitals within about 3 miles: Baylor Medical Center Plano, Texas Health Presbyterian Hospital Plano and The Medical Center of  Plano. We have some great shopping too: The Shops at Willow Bend is about 4 miles to the west and Stonebriar Center is about 5 miles north. There is also a wide assortment of great restaurants nearby. 
 
 
HOA

HOA membership is mandatory, but the annual dues are modest compared to other surrounding subdivisions ($162.45 for Preston Meadow 1 and $232.65 for Preston Meadow 2). Almost all Association expenses support the maintenance of the common property: the entrance at Preston Meadow and Parker, the medians and the west side along Preston Meadow and a lot on Tuxford Court.
 
The Association has a Board of up to seven officers, elected each year at the annual meeting in June. The officers are all volunteers and their activities focus on the maintenance and improvement of the common property, dealing with compliance and occasional legal issues and working with the City of Plano on topics of interest to our homeowners.

The Association does require advance approval of changes to the appearance of our homes. Items like putting up a new fence, painting a house, etc. should be approved in advance of the work being done. The Association encourages homeowners to read the Covenants, By-Laws and Control Bulletins, also available on this website under the Governing Documents link, for guidelines on fences, mailboxes, solar panels, etc.

Board meetings are open to all homeowners and are usually held in the second floor conference room of LegacyTexas Bank building on the corner of Preston and Charles Place, 3512 Preston Road, the first Thursday of each month at 7 PM. Announcements are sent to residents via email in advance of every meeting. Please attend the meetings. The Board is spending your dues money. We need and welcome homeowner input.
